You will want to have these items complete or on hand for your settlement:

Buyer

• Buyer’s copy of the finalized purchase agreement.
• Cashier’s check made to KNOX TITLE INSURANCE, INC. for any funds you may need to close.
• Homeowners Insurance policy and paid receipt if you paid outside of closing.
• Photo identification. Some lenders are requiring two forms of ID.

Seller

• Seller’s copy of finalized purchase agreement
• Invoices for any unpaid taxes or bills for work done on the property for closing.
• Bill of sale for any personal property covered by the purchase agreement.
• Photo identification.
